Tools & projects

Investment tools, built with AI.

I use AI tools daily across research, underwriting, and investor communication, and I use them to build my own analysis tools. Each project below is working software, designed around how acquisitions and investor teams actually work.

Live

Value-add deal analyzer

A monthly underwriting model for a renovate-and-refinance multifamily business plan. Change any assumption and every output updates instantly, from levered and LP returns to the distribution waterfall and risk profile.

  • Monthly cash flows & pro forma
  • Floating-rate debt with rate cap
  • LTV- and DSCR-sized refinance
  • Two-tier LP/GP waterfall
  • Exit timing & sensitivity grid
  • 1,000-run risk simulation
Open the analyzer

Designed by Michael C. Garcia and built with AI development tools.

Analyzer charts: renovation and lease-up schedule, value creation bridge, IRR by exit year, and a risk simulation histogram
Screener charts: a bridge from broker to underwritten NOI, rents by unit against comps and pro forma, and lease expirations by month
Live

Offering memo screener

First-pass underwriting from a broker offering memorandum. AI extracts the terms, operating statement and rent roll with a source citation for every number, then a rules-based model re-underwrites the pro forma to institutional standards and prices the deal on both yield and levered IRR.

  • AI extraction with source citations
  • Line-by-line NOI reconciliation
  • Max bid on yield and levered IRR
  • T-12 vs. trailing-quarter trends
  • Offer explorer & price sensitivity
  • Red flags & broker questions
  • IC screen PDF & live Excel model
  • One-click handoff to the analyzer

Excel model

Ground-up development model

An institutional-format Excel model for a 204-unit mid-rise on a 1.16-acre transit-oriented site in Charlotte’s South End. Every output is a live formula, from a 72-month construction and lease-up engine through to the LP/GP distribution waterfall, and the model ties itself out with built-in integrity checks. A 13-slide investment memo presents the findings and the land bid.

  • Monthly draws on an S-curve
  • Construction loan with circular interest
  • Lease-up & stabilization timing
  • Exit with tax reassessment
  • Four-tier IRR waterfall
  • Residual land value on three tests
  • Live Excel sensitivity tables
  • Base, upside & downside scenarios
Request the model & memo

Independent, illustrative underwriting of a publicly listed site. The full workbook and investment memo are available on request.

Investor reporting assistant

Turns a property’s monthly books into the quarterly investor update. It tests every line against budget and the original underwriting, drafts the letter with each figure traced back to its source, and prepares the distribution, capital statements and investor call.

  • Variance analysis with materiality tests
  • Timing, one-time & run-rate commentary
  • Full-year NOI reforecast
  • Projected returns against underwriting
  • Distribution coverage & reserve tests
  • Capital statements for every investor
  • Pre-release checks
  • Investor call prep with drafted answers

Profile

About

I'm a real estate investment professional based in Charlotte, NC. Today I advise private investors on acquisitions, covering site analysis, financial underwriting, and negotiation with owners. Before that, I spent six years at Compass in Los Angeles underwriting and executing multifamily, commercial, and land transactions, including value-add deals, and placing debt and JV equity for investor, developer, and high-net-worth clients.

Earlier in my career, I directed value-add investments at SW Living, managed a $12M client portfolio as a financial advisor at Wells Fargo, and began in investment sales at Marcus & Millichap in New York. That path has given me experience across acquisitions, capital, development, and client relationships, which I'm looking to bring to an acquisitions, development, or investor relations role.

I'm also a heavy, everyday user of AI tools. I use them to move faster on market research, underwriting, and investor materials, and to build custom tools like the deal analyzer, offering memo screener and investor reporting assistant above.
